Purpose of the Position:

We are looking for a Vice President / Principal of Delivery Optimization, to join Blue Owl Digital Infrastructure (BODI), reporting to the, Head of Delivery Optimization. BODI is looking for a uniquely multi-dimensional development, delivery and risk management professional to oversee and ensure capital plans, programs, strategies, and returns are aligned. This role requires an individual with Data Center Subject Matter Expertise, in the planning and execution, of complex Data Center and Digital Infrastructure projects and portfolios. The candidate should have breadth, depth, and significance of professional relationship history and value with industry companies, players, experts to leverage for decision making inputs.

Scope & Requirements:

This roles charter is to manage development and delivery risk and maximize value across Blue Owl’s Data Center investment platform to include the existing portfolio and future Data Center developments. The VP/Principal is expected to, in partnership with the extended Blue Owl team, including STACK Infrastructure, Beale Infrastructure and Radius DC, or other Developers/PortCo’s, to evaluate new investment opportunities to determine their appropriateness and financial viability. They will perform analysis of financial and delivery strategies for each asset across the portfolio and for new capital investments reflected in greenfield Data Center construction and upgrades / retrofits to existing Data Center assets. This person will oversee and review construction related contracts including but not limited to construction contracts, capital improvements, leases, key vendors, and operating agreements among others.

Responsibilities & Focus

Development / Business Case Analysis

• Support development feasibility analysis, to provide inputs focused on delivery risk, including utility availability, phasing, and constructability.

• Active involvement in our PortCo Budget & Schedule review process, to review and challenge development cost, schedule, contingency, and escalation assumptions.

• Evaluate alternative delivery strategies (phased builds, expansions, retrofits, build-to-suit) for constructability, schedule certainty, and capital efficiency.

• Partner with our Portfolio Companies, or external Developers, to assess their procurement and delivery strategies, to ensure use of best practice and support process improvement, as it relates to optimizing their performance.

• Provide Subject Matter Expertise during Land Council, Investment Committee, Pricing Calls and similar forums, that provide Blue Owl Leadership the context needed to make informed investment decisions. Also, ensure development delivery risks and capital execution profiles are accurately reflected in associated presentation materials.

• Review and input into Lease and Work Letter language, as it relates to items such as Delivery Conditions, Allowable Costs, Change Order Process, Force Majeure carve-outs, etc.. Ensure that our Delivery Strategy, Budget, Schedule and GC Contract, all align with the conditions stipulated and agreed in the same.

• Maintain governance over post-lease handover to delivery. This also involves overseeing and pre-approving the execution of iGMP and fGMP conditions with the General Contractor for compliance with Lease / Work Letter, Development Assumptions (Budget & Schedule) and market expectations.

• Establish development delivery benchmarks and standards to improve predictability and rigor around delivery assumption analysis.

Portfolio Delivery Management

• Manage and enhance our integrated risk management strategy across all major Data Center capital projects and/or programs. Support development of an Early Warning framework, to proactively spot leading indicators of delivery risk.

• Manage and enhance our standardized reporting framework which assesses the performance of all portfolio Data Center assets.

• Track and correct actual performance of portfolio assets versus plan as it relates to Data Center development projects. Design, maintain, and report on key operational metrics.

• Actively support corrective action strategies for underperforming projects, including schedule recovery and commercial interventions.

• Integrate project-level delivery data into concise executive ready portfolio narratives.

• Actively facilitate collaboration with a range of companies and stakeholders to identify, assess, and prioritize threats, opportunities, and issues.

• Maintain visibility of threat/opportunity trigger points to facilitate risk cost profiling, timely drawdown of risk budget or retirement of threat/opportunity.

• Be a visible presence on our key development projects to support relationship building with our PortCo’s and get a boots on the ground perspective of delivery performance.

Strategic Engagements

• Support the engagement of key construction industry stakeholders, including but not limited to, General Contractors, MEP Subcontractors, Equipment Vendors, Industry Advisors, etc., to better align shared goals, capacity tracking and commercial opportunities that support optimized delivery strategies.

• Monitoring of Speculative Development funding to ensure usage is aligned to Investment Committee approval conditions and providing the expected ROI.

• Deepen relationships with Key Equipment Vendors to explore Global Frameworks to support our critical equipment needs with improved Lead Times and Pricing.

• Owning strategy for Dedicated Inventory Equipment buying, tracking and allocations. Focus on ensuring transferability / fungibility across our PortCo’s and providing Blue Owl Investment Committee with the information needed to make strategic decisions on forward investments.

• Drive AI integration initiatives to improve efficiency of repetitive tasks and database management.

It is expected that the base annual salary range for this New York-based position will be $225,000 - $250,000. Actual salaries may vary based on factors, such as skill, experience, and qualification for the role. Employees may be eligible for a discretionary bonus, based on factors such as individual and team performance.
